An AI Voice Agent for Real Estate Should Qualify, Schedule and Step Aside

What an AI voice agent can do for real estate teams — answer listing enquiries, qualify buyers and sellers, book showings — and the consent, fair housing and handoff rules it must follow.

Key takeaways

  • Voice agents help real estate teams most with after-hours listing calls, basic qualification and showing requests.
  • Answers about properties must come from current listing data, never from the model’s guesses.
  • Fair housing rules mean the agent must not steer callers based on protected characteristics.
  • Outbound AI calls need prior consent under FCC rules; inbound handling is the safer starting point.

01

What can an AI voice agent do for a real estate team?

An AI voice agent can answer calls about listings at any hour, give accurate details drawn from current listing data, ask basic qualification questions such as timeline, financing status and area, book or request showings, and pass a clear summary to the right agent. It suits the moments when calls arrive and nobody can answer: evenings, weekends and during showings.

It should not negotiate, give legal or financial advice, or make promises about a property. Those conversations belong to a licensed person.

02

How do you keep answers accurate?

Connect the agent to the listing data you already publish and restrict it to answering from that data. When a caller asks something not in the listing — HOA details, repair history, school boundaries — the agent should say it will find out and pass the question on, not guess.

Update the knowledge source when listings change status. A voice agent confidently describing a property that went under contract yesterday damages trust quickly.

03

Which rules apply?

The Fair Housing Act prohibits discrimination based on protected characteristics, and steering buyers towards or away from areas on that basis is a known violation. Design the agent so it does not comment on neighbourhood demographics or suitability, and review transcripts for anything that could be read as steering. The NAR Code of Ethics sets additional obligations for members.

For outbound calls, the FCC has confirmed AI-generated voices are artificial under the TCPA, so prior consent is required. Start with inbound calls, disclose that the caller is speaking with an automated assistant, and make it easy to reach a person.

  • Answers only from current listing data
  • No neighbourhood suitability commentary
  • Automated-assistant disclosure
  • Consent records for any outbound calling

04

How do you measure it?

Track answered calls outside office hours, qualified leads created, showings booked and attended, and transfers to agents. Review a sample of calls each week for accuracy, tone and compliance.

Ask the agents who receive the handoffs whether summaries are useful. If they have to call back and repeat every question, the handoff needs work.
